Is Selling in December a Good Idea?

Selling your property in December is probably not the first time you would think of to launch a sale campaign, but if you are ready to sell, it can have some good benefits.

Yes, the market does slow down over the holiday period, but this doesn’t mean you need to put your sale on hold. Agents will be less busy at this time of year, so it’s a great time to start your interview process, gather advice about the current market, and gain pricing and selling strategy proposals.

Once your home is fully prepared, your agent can commence an off-market campaign, contacting buyers on their database and organising private viewings. Remember, though many people take interstate or overseas holidays in this period, it’s also a time when ex-pats return to Sydney for Christmas and New Year and often use their time to inspect properties. They may be returning home in the near future or are keen to purchase investment properties.

Similarly, if you are planning to take a vacation yourself, your home will be free for the agent to schedule open for inspections freely.

This strategy can yield excellent results, as buyers that are on the lookout during this period tend to be serious buyers, keen to secure the right property when they see it.

The good news is that if your property doesn’t sell during this period, you are in a perfect position to launch your full campaign in the new year, once people kick back into gear.

At this time, buyers will be ready to start viewing and you will be ahead of the game.

It’s also worth noting that although property sales by volume may be lower in December and January, it’s not unusual for clearance rates to be higher than normal as a result of an albeit smaller pool of buyers, searching amongst an even smaller pool of available properties. So, more competition between buyers viewing your home.
